Under the Florida Building Code 7th Edition, offices are B occupancies. Key requirements include: occupant load calculated at 100 sq ft per person for office areas; means of egress sized for the occupant load; accessibility per FBC Chapter 11 and ADA Standards; energy code compliance per ASHRAE 90.1 or the Florida Energy Code; and plumbing fixture counts per FBC Table 403.1 (1 water closet per 25 persons for the first 50, then 1 per 50 thereafter for offices). For office build-outs in existing buildings, the accessible path of travel requirements of FBC 3411 apply — renovations must include accessibility improvements up to 20% of the construction cost.
