Stem Wall Foundation — Florida Engineering

Stem wall foundations in Florida must be designed for: the structural loads of the building (dead load, live load, wind uplift), the soil bearing capacity at the site, the lateral loads from wind (which create overturning forces on the stem wall), and the flood zone requirements (if applicable). The stem wall must be designed as a retaining wall for the soil fill inside the foundation, and as a column for the vertical loads from the building above. For homes that need to be elevated significantly above grade (more than 4 feet), a pile foundation is often more practical than a stem wall foundation. Pile foundations are required in VE flood zones and are often preferred in AE zones with high BFEs because they allow flood waters to flow freely beneath the building.
